Terms of use
These terms cover your use of knowyourlet.co.uk and, if you buy one, our fixed-fee services. The site is run by AIDO MIND Limited (company number 15422883), 5th Floor, 167–169 Great Portland Street, London W1W 5PF.
1. Information, not legal advice
The guides and the postcode check give general information drawn from public records and official guidance. They are not legal, tax or financial advice and do not take account of your circumstances. We are not a law firm. Before you act, especially on anything involving a notice, a court or a tribunal, check the official source linked on each page or take advice from a qualified professional.
2. Accuracy of data
We take data from official sources and show the date we last checked it. Councils, courts and government services change their rules, fees and schemes, and official data can contain errors or lag behind. If we find no licensing scheme for an area, that does not mean no licence is needed: mandatory HMO licensing applies across England, and councils can introduce new schemes. We are not responsible for loss caused by relying on the site without confirming with the relevant authority.
3. Our paid services
- We confirm the scope and fixed price in writing before we start. Prices are on the pricing page.
- We work on the information and instructions you give us. You are responsible for its accuracy, for decisions such as which ground to use or what rent to propose, and for signing any declarations yourself.
- We do not hold client money. Third-party fees (council, GOV.UK, deposit scheme, court) are paid by you directly.
- We do not log into your accounts, issue court proceedings, attend hearings or give legal advice.
- Membership of a government-approved redress scheme will be in place before we take on any agency work.
4. Cancelling
If you are a consumer and buy from us online or by phone or email, you normally have 14 days to cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. If you ask us to start work within those 14 days, you may have to pay for the work done before you cancel, and you lose the right to cancel once the service is complete.
5. Complaints
Email fang@aidomind.com with the details. We acknowledge complaints within 5 working days and aim to give a full answer within 4 weeks.
6. Liability
Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or for fraud. For our paid services, our total liability to you is limited to the fee you paid for the service concerned, except where the law does not allow this. We are not liable for losses that were not foreseeable.
7. Use of the site
You may use and share the information on this site for your own purposes. Do not scrape the site in a way that disrupts it. Public-sector data shown on the site remains subject to its own licence; see data sources.
8. Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live elsewhere in the UK you may also bring proceedings in your local courts.
