Landlord licence and compliance help: fixed prices
Paperwork we can lawfully do for private landlords in England, at a fixed price agreed in writing before we start. We are not a law firm and we do not go to court.
- We never handle client money. You pay councils, GOV.UK, deposit schemes and courts directly.
- We never log into your accounts. You submit; we prepare and guide.
- Evictions stop at the notice. We prepare section 8 notices only; we do not issue or run court claims.

| Landlord database (“Register your rental property”) preparation | £59 first property, £29 each extra one-off | We collect your certificates, licence numbers and rent details into one checked pack, then sit with you (video or in person) while you create the entry yourself. |
| Certificate expiry reminders | £39 per property per year | We track your gas, electrical and EPC expiry dates and remind you in good time, so you can renew and update your database entry yourself. We do not log in to your account. |
| Section 13 rent increase: Form 4A | £69 per tenancy | We complete the official Form 4A from your details, work out the earliest valid start date and give you clear instructions for serving it and recording service. You serve it yourself. |
| Section 13 evidence pack | £79 per tenancy | Official local rent figures (ONS) and published tribunal decisions on similar homes nearby, set out so you can choose and explain your proposed rent. The rent you propose is your decision. |
| Tribunal written response (if your tenant challenges) | £299 per application | We help you prepare your written statement and evidence for the First-tier Tribunal. We do not attend hearings. |

Prices are the total you pay us, in pounds; if VAT applies it is included. Third-party fees are extra and paid by you directly (see below). We confirm the price and scope in writing before any work starts.
Not included, and who pays whom

| Licence declarations and fit-and-proper questions | You (and any proposed licence holder) answer and sign these yourselves. The law makes the applicant responsible for them, and we do not collect criminal-record information. |
| Floor plans, inspections and repair works | Not included. Some councils need a floor plan; we tell you if yours does. |
| Landlord database fee (£65 per property per year) | You pay it on GOV.UK when you create your entry. Only the landlord can create the entry. |
| Deposit scheme charges | Paid by you to your chosen scheme. The deposit stays with you or the scheme, never with us. |

Regulation
Know Your Let is run by AIDO MIND Limited. We are registered with the Information Commissioner’s Office. Membership of a government-approved redress scheme will be in place before we take on any agency work. We will add the scheme name to this page once membership is confirmed.
Questions
Do you ever hold my money?
No. Council licence fees, the £65 database fee, deposit scheme charges and court fees are paid by you directly to the council, the government service, the scheme or the court. The only money you pay us is our own fixed fee.
Will you log into my council, GOV.UK or deposit scheme account?
No. We never ask for your passwords. You log in and submit; we prepare everything and guide you through it.
Can you take my eviction to court?
No. We only prepare the section 8 notice (Form 3A). Starting a possession claim, paying court fees and attending hearings are for you or a solicitor. If you want, we can introduce you to an SRA-regulated solicitor; we may receive a referral fee and will tell you before any referral.
Do you sell landlord insurance?
No. We do not sell, arrange or recommend insurance products.
Is this legal advice?
No. We are not a law firm. We prepare documents on the instructions you give us and explain the official process. If you need advice on whether a ground or a rent figure is right for you, speak to a solicitor.
